Data collection



Our data collectors walk through the building to be surveyed with our Voxelgrid Space Runner, scanning room by room. The LIDAR sensors on our devices emit 620,000 points per second and automatically create a first point cloud of the room in real time. This is displayed on the screen during the capture process. The software interface can be customized according to customer preferences. With real-time recording, the currently available data can be viewed and verified directly during the collection process, minimizing errors from the outset. The previously defined and captured room attributes, such as floor coverings, window areas, window glazing, or existing fire protection devices and doors, are displayed on the screen.

These are recorded in our proprietary software and directly located and stored in the point cloud in the correct room. The software also ensures the highest level of data protection by automatically pixelating faces of individuals. Furnished rooms pose no problem either, as the furniture is recognized and noted accordingly. This way, present individuals are not disturbed, and the furniture can remain in the room. Through this automated process, we create a measurement of the property in record time.
For external scans we use drones.

Data preparation



Voxelgrid guarantees maximum data security, as all data is processed on secure servers in Munich in accordance with EU data protection regulations and can only be accessed by authorized personnel within the EU. Our algorithms automatically filter the data, enabling precise and efficient analysis. Artificial intelligence plays a central role in this: it recognizes walls, window and door openings, and generates floor plans from this information. For exterior captures, the AI accurately detects the dimensions and materials of the facades and automatically creates quantity lists. This data is essential for the energy assessment of properties.

After capturing with our Space Runner, which generates a point cloud in real time, the data is automatically transferred into a 2D CAD plan. Our self-developed software "VOXEL TRINITY" allows for the capture of custom room attributes such as smoke detectors, radiators, and floor coverings—these are directly linked to the point cloud. The AI also automatically assigns polylines to the correct room structures, and each room is labeled with a room stamp in the CAD plan. This automation reduces errors and provides a solid foundation for the final step.

Data modeling and quality assurance



Our software consists of various components. With VOXEL TRINITY C2.1, the automatic creation of 2D floor plan proposals takes place, while C3.1 handles facade recognition. C4.1 is capable of generating 3D models from the captured point clouds. Since the entire process from data collection to plan creation is largely automated, errors from manual data transfer are eliminated. All captured data is further reviewed by our internal quality assurance team and then checked and coordinated by our architects and engineers to ensure the highest precision and quality—essentially, the final touch. Additionally, we offer so-called “feedback loops” before finalization, where our clients can provide comments and corrections.

These are then implemented by our drawing department to further optimize the delivered plans and make custom adjustments. This guarantees the highest precision and creates a foundation for excellent customer orientation, sustainable customer satisfaction, and comprehensive quality assurance. Our multi-stage review processes ensure that all data is accurate and that the end products of our service spectrum are created from the point clouds—ranging from 2D CAD plans in .dwg or .dxf format to 3D BIM models in .ifc or .rvt format, as well as detail views, sections, and site plans. These serve as the basis for further planning of your projects.

How fast is Voxelgrid?



For the entire main building in Bergedorf of the University of Hamburg, two data collectors completed the task in just four days. This encompassed a total of 60,000 m² and 870 rooms. The speed can be further enhanced by involving multiple data collectors on a project, as we are not limited by the number of devices.

What components does the Voxelgrid patent include?



Application of hyperspectral analysis in combination with:
- other imaging techniques
- location determination (indoor or outdoor)
- a database for the unambiguous identification of materials and their quantities and masses

What happens if building users are not present?



In cases where certain areas are not accessible, our AI has the capability to reconstruct unrecorded rooms by inferring information from the surrounding surfaces.
