3D-BIM for optimizing existing buildings

3D BIM for portfolio optimization:

EVM Berlin eG was looking for a future-proof solution to digitize its existing properties. In addition to the precise creation of 2D floor plans and 3D models, the aim was to make building management more efficient and create a basis for intelligent building management in a BIM environment. In addition, the models were to be optimized for maintenance and rental purposes.

The solution:

Voxelgrid carried out a full 3D capture of the building in its occupied state. Using our innovative LIDAR technology, we were able to digitize the building inside and out in just five days, without disrupting the residents' daily routines. The resulting 3D point clouds were converted into precise 2D plans and 3D models, which serve as the basis for efficient building management and BIM-driven processes. A room book was also created for property management.

Process:

1. data capture: using our patented Voxelgrid technology, we scanned the building quickly and accurately. Thanks to our “scan on the fly” method, we were able to speed up the capture process while ensuring the highest data accuracy.
2. data processing: the captured point clouds were converted into detailed 3D models and prepared for BIM integration. This enables the customer to seamlessly process the data in various facility management and planning processes.
3. quality assurance: Thanks to our proven quality assurance and the use of intelligent software, we guarantee the highest data quality and consistency.
